Thank you for your replies! It sounds like the overall theme here is to stay away from short sales. I was just looking to see if it might be a viable option, but what I'm most likely going to go with is lease option or wrap around mortgage subject to existing financing. Thanks again!

Can anyone offer any secret or best skip tracing tools / sites. I know some of the best kept secrets won't make it on this forum post, but any suggestions would be greatly appreciated. I'm looking for low cost per record but I'm also looking for quality. I know that there is a linear relationship between the two variables.

Is it possible to short sell a house where the owners are current on their mortgage but the house is worth less than what is owed?
Would lease/option and subject to be the only strategies available for a property such as this?

@Alex Deacon ...Yes it was actually the second option. I'm considering investing. How does it work? How often is the 10-15% paid out? Can the investment compound? When investing with a professional like yourself, do you give the investor details about where the money is going? Sorry if the questions seem a little forward, but I've never lent money for investment before and was just curious about the process. Not much information on Google that I have found.

I'm considering investing with a private/hardmoney lender for the short term. Anyone have any success with this? Is there a "typical" rate of return to expect or does it depend on market conditions. I would love to hear experiences from some folks investing with lenders.

I'm planning on using my current primary residence in Tega Cay, SC as my first rental property. I want to purchase a new primary residence. I'm thinking the best way to go about it is:
1. Get approval for financing on new property.
2. Move out of current primary residence and lease/rent it.
3. Start shopping for new property.
Is this a sound strategy?
Also I'm wondering if the bank will only lend 80% of home value, is it legal to negotiate creative financing for the down payment with the seller?
