Thanks @Wendell De Guzman!  That makes sense.  I will create a cancellation contract and take it to her tomorrow and then pick up the original copy I gave her.

Ok after about 2 weeks of back and forth with a seller where she wanted to sell then didn't, she finally decides to sell (with no coercion me) and signs a purchase contract.  I created two identical contracts and we signed both so she could keep one copy for her records.  I was going to file my copy with the RE attorney.  Well on my way home from her house, she calls me and tells me she doesn't want to sell again :o)  The only problem now is that she has a signed contract saying that I intend to buy it from her.  I ask her if I can come by and pick up the contract tomorrow and she said yes.  

However, I'm not very comfortable with this situation.  Could she try to con me by waiting until the contract expires and press me for my earnest money ($100) or worse, sue me for not following through with my end of the contract, even though she called it off?  I don't want to press her to sell, I just want to make sure I'm not at fault and then block her number on my phone. 

I did have the standard "subject to" clauses in the contract:

- Subject to my financial partner's approval
- Subject to Inspection
- Subject to Review

What do I have to do make sure I'm protected?  Am I over-reacting?

Can anyone recommend a good closing attorney in Rock Hill, SC or Fort Mill, SC. I have a couple of properties that I'm putting under contract this week and I need a closing attorney. These will be my first two REI contracts. Any referrals would be appreciated.

Ok thanks @Collin Smith and @John Semanchuk.  I'm primarily looking at using e-docs for pre-close docs.  I think it will help in maximizing my efficiency.

Ok Great!  Thanks @Jamie Campbell, @Mike Cumbie, @Zak Parks.  I'm not an agent, but I do currently use Docusign for other business.  I plan on using it for real estate now, but just wanted to make sure it was legal.

Anyone out there in SC using electronic document signing sites for contracts?  Are e-signed docs recognized as legal docs in SC?  

 (York, Rock Hill, Fort Mill, Tega Cay, Lake Wylie, Clover, Columbia, Florence, Greenville, Spartanburg, Myrtle Beach, Charleston, Aiken, Chester, etc)

I'm working with a seller that has a great property in Rock Hill , SC that he inherited from his late mother.  The house is currently being rented by a tenant of 4 years.  I'm working out a deal to wholesale the property but he's asking $130K.  The property has a Zestimate of $145K.  It's 4BR 2Bth 2500sqft.   The property is in a really good neighborhood that have properties around $200K range.

Is this ideal for a turnkey rental flip?
