Thanks Bruno, my loan guy explains that the lower selling price with higher per sq ft value would actually help me, because the appraisal is based off sq ft living space not market value. So the lower value homes actually helped me , not the higher value homes. Has anyone experienced this?

Is it better to have a higher per sq ft value on comps or higher selling price. Thoughts anyone? This would be for a refi with cash out purposes.

Hey Jen , Ken Garza here I'm to far away to help you. I live in Twin Lakes Wi it's just over the border . I'm a Mason and I have an idea for you. Think about using thin stone to cover old brick it might add some charm to your project , and might be cheaper too.
