@Dave Foster @Gary Ennis Thank you all for the tips! I'm not going through with it, too little time to prepare and too much headache. The money made doesn't make sense for the time involved.

That being said, my buddy had a wedding out in Culpepper, VA recently where the couple bought a foreclosed plantation house, fixed it up, and now all they do is weddings. It was an incredible experience and definitely got my brain thinking about that as an investment in the future.

I'm curious if anyone has any insight on hosting a wedding at their primary residence. My backyard has been used for a family members wedding in the past, but I'm not sure about the liability of having someone I don't know that well use my back yard for their wedding.

They could have a huge wedding tent set up, have the mobile bathrooms parked, and have all the caterers operating in my backyard.

Has anyone tried this or have any advice as to if this is practical?

My team and I are looking to close on our second property tomorrow and the seller has been tough to negotiate with. Here are the facts:

She's at $130k and we need it around $105k

House is a wreck inside, cat pee, dishes, clothes, junk, dirt, debris everywhere. She's been saying her son will clean up but he hasn't at all- he is working full time, has a new born, and the 70 year old mom is watching the baby.

Unfortunately the dad just had a stroke and is in the hospital recovering, and they need to sell their trucking business as he is not fit to run it anymore.

They did an addition a few decades ago and did not pull permits, or put footers in to support the structure which is a washer/ dryer room they built off the back of the house. We had our foundation guy come out and he can fix it.

I'm thinking of using the washer/ dryer room as my leverage since it will absolutely not pass inspection, but will do it in a way to not rub her the wrong way or insult her.

Mortgage is at $70,000 and she wants money to pay for medical bills.

Suggestions are appreciated.

Mike, no I do not have a background in RE. Everything I've learned has come from Biggerpockets, BP has truly been my mentor. I just became obsessed with podcasts and reading books and focusing on the right things. It can be overwhelming but just focus on your "One Thing" mine is finding great RE Deals.

Alan, my letter looks something like this:

Hi, My name is Ken. I'm looking to buy homes in your area. If you are interested or know anyone interested please give me a call anytime.

Here is what we can do to make your transition simple and stress free:

- buy as-is

- we pay all closing costs

- no realtor commissions or open houses

I have my company logo as a header and footer as well as our business address. Hope that helps.

@Tyran Greene not really anything unless if you pay them what they owe and the deal still makes sense for you. Have you tried driving for dollars? In my opinion I think a person is more likely to respond to a letter from an individual than a random sign in the street. Become obsessed with RE, read books, podcasts, blogs everyday. You should have a burning desire to be successful and convince yourself that you need to be successful.

@Dan Barli it all starts with a great deal if you want to flip or wholesale. If you have limited capital, start driving your farm area and look for tall grass, snow in driveway, tarps in roofs, old cars/ boats in yard, overgrown plants. Look up the tax record and write those people a letter. If you want to flip the property and it’s a great deal, maybe bring in a great contractor as a partner if you personally know one so they have ambition for a successful rehab.
