5) cost does include the business tax return but not personal.

@Addison Guyse to fund the deal we got bank financing, 12 month interest only at 6.25%. 20% down on the purchase price of the house and we paid for the rehab and closing costs out of pocket. I was on the hook for 30% of all costs since that was my equity stake.

@Ashley Burks five months of marketing with amount of letters increasing every month. We started with 100, then 200, then 400, then 800, then 1600 and one finally stuck in May.

Just be persistent, 3 months is not that long and I’m starting to find people are now just getting back to us after our 7th campaign. Leads are now calling in that did not call from the first 6 letters sent to them.

Success happens when you’re just about to give up.

@Cristian Samayoa From what I've looked into, you can get a list from the Register of Wills and pay per entry, But then you have to scrub that list to see who has real property in their estate.

@Jeff C. Thank you, it was definitely a good first purchase. We are expanding our marketing to do more deals like this. We are starting to hire people locally to do the envelope work for us and with try to reach 5,000 mailers every other month.

All good points thank you. We will hire out this CPA firm to do all of our bookkeeping, tax strategy and owner share distribution/ payroll. In the long run, what's $280 a month if you're buying properties right.
