@Brit Sharon bring in a partner who looks good on paper with a high W2 earnings if possible. They could even just co-sign on the deal and not have an equity stake if you know them well enough. Or use private money or hard money.

@John Brooks do both and house hack if you are going the rental route, buy a duplex or triplex or fourplex, use FHA and put low money down and live for free.

@Bri Webster more than enough info and book recommendations on this site to get into wholesaling. Start with a marketing plan and budget and save your resources for that.

@John Mocker thank you for the advice. Eerie Insurance is who we are using, a little more expensive than others, but we've used them for flips and rentals in the past, and Eerie seems to be very reputable. Great advice on the laundromat, we are still waiting to hear what the policy will look like.
As far as cost, the 7 unit apartment will be around $3,000 per year. Seems reasonable?

@Dennis Woodbine welcome! Some incredible information and resources to get you started here. If you drive a lot the podcasts are great knowledge to soak in while traveling through around the 495 beltway. I do more work east of you, but if you're looking for recommendations in AA county or Queen Anne's I may be able to help.
