@Wes Wong I can’t speak to other cities but Indianapolis has many small multi family options. Even in the shifting market, Indy prices haven’t taken major price cuts and rents remain strong. Rates are cutting into cashflow but will be temporary and rents will continue to rise. Let me know if you’d like to chat more about Indy and analyze some deals together.

Ask your property manager how they are performing their leasing services. Ask them about their screening process, ask them about their staffing and bandwidth to respond to the prospective tenant quickly at 8pm while they’re sitting on the couch with their spouse looking for their next place to live. In an automated world, how is your property manager creating relationships with your prospective tenants?

I’m a big believer that successful real estate transactions can’t happen without good ole fashion relationships. Automation can be layered to improve the systems and make sure things don’t fall through the cracks, but it must support the relationships being made rather than replace. Many PMs have gone to self tours through platforms like TenantTurner or ShowingHero. I think there’s a time a place for these, but it doesn’t replace the warm smile and welcome into a home, the conversations had during the tour and the human eyes put on the property prior to a showing to make sure it presents itself well every time. Personalized tours also lead to higher conversion rates for filling out applications. If you have an automated email or text with an application, your prospective tenant is less likely to fill it out than if they were asked in person and text the link from someone they just spent time with and enjoyed chatting with.

I’m all for automation, but let it improve your human relationships rather than replace them.

@Shawn York we have owners going through this as well. Best to have a conversation with your tenants and see if they’re willing and able to cover the difference for the time being. If there’s no response from IHA (doesn’t seem promising) and the tenant isn’t willing to pay the full lease amount, landlords will need to find new tenants that aren’t on section 8 and can pay market rent.
