@Shankar Sridhar north of the 465 loop is highly desirable Carmel, Fishers, Westfield and Noblesville. These are A class neighborhoods, some won't allow rentals but those that do will have a steady return. Cash flow won't be as high but you'll continue to win with appreciation overtime. It drives a safe and responsible tenant, often families looking for the school districts. Get your hands on a SFH there where the numbers work and you'll do well! West of the loop is Avon. Great town, easy living and rentals perform well there. East of the loop doesn't have too much unless you target Lawrence. Good area and close to everything the north suburbs offer. South is greenwood, great family area, prices have been climbing and people stay for a long time. Happy to share more details and know more about inside the loop as well. @Erik Chapman good management can be easy to find. Great and personalized management is difficult. @Andrew Bonar your list is pretty spot on for expectations. I tend to lean towards providing the washer and dryer and being a dishwasher-friendly landlord. I find many prospective tenants are more prone to jump on a listing if the washer and dryer are included. Tenant leases do include clauses about appliances being a convenience to them and that owners are not responsible for spoiled food if the freezer/refrigerator breaks or damaged clothing from the washer and dryer. I’ve found supplying all of the appliances, you demand a higher rent as well.
