@Sam Boyer what about having a conversation with your maintenance guy and seeing if he would be open to emergency hours and talk to him about an increased emergency rate that’s worth his time during “off hours”? I recommend at the very least to show tenants how to mitigate major issues on their own until someone can get there to fix it. Show them where the main water shut off is and how to shut it off if they have a leak they can’t isolate.

@Dustin Warner hey! I’ve run into this situation before. Since it sounds like you’d like to help them out, you could remind them they are responsible for the entirety of the lease, however, if you find someone to sign a new lease, they would only be responsible for the time until you find someone new. Depending on the demand for your area, you could find someone quickly. I’ve seen an increase in leases signed in this off-market season compared to previous years. This approach would allow you to start marketing it and the current tenant would be motivated to keep it clean and looking good for showings. Good luck!
