I'm working on a similar type concept along with 2 attorneys on the founding team (we're not trying to mess with the SEC!). The idea is to purchase SFRs through LLCs (1 SFR to 1 LLC) and then assign ownership rights of the LLC to NFTs (for example, 1 LLC has 1,000 NFTs). NFT holders therefore have ownership rights to the SFR and within our ecosystem collect their share of rental income.

NFT holders have voting rights for big events (such as selling the property) or they can liquidate their own shares through any NFT marketplace (such as OpenSea for example). There would likely be a premium for these NFTs beyond the RE they're backed by, as they're much more liquid than traditional RE ownership (especially fractionalized ownership).

For those interested in an update, so far the Huntsville property has been doing well! It's appreciated by around 7% over the past 8 months based on its estimated value and is consistently netting high positive cash flow.

A lot of my friends in the Bay Area have been asking me how to get started investing out of state. I don't claim to be an expert on the matter, but I'm happy to help in any way that I can for those who are in a similar position that I was in ~1 year ago.

Below are some Huntsville stats I stumbled across a few days ago. Based on my research, there's still a lot of room to grow!

@Account Closed I purchased the property for a little under $130,000 and it's renting at $1,275. I know there's better deals out there, but with it being a turnkey, I'm pretty happy with it. 

I'm at a point where I'd like to invest in another property, but haven't been able to make the time to research other areas as much as I'd like. I'm thinking I'll most likely do another in Huntsville just for the sake of ease/time, but like you I've also considered Ohio. 

I'll spend some more time looking into Ohio thanks to your recommendation - thanks for this info!

Thanks @Mike D'Arrigo. I was fortunate enough to find a pretty decent deal in Huntsville, although it took a long time. I will look into Indianapolis and Kansas City - thanks for the tip!
