Thanks Charles:) Baltimore city is 4. The reason I am considering renting per room because I am interested in colleague student rental such as UMBC area. It seems common to have student sharing the unit. Definitely, like to get property at wholesale price but it seems hard to find a good one these days, any good resource to recommend?

Dear BP members,

  I am thinking to do per room rental to maximize profit, although there will more works. I am interested in properties in baltimore county. However, the county law states that only 2 unrelated people are allowed to stay in single unit. I only can rent at most 2 people per unit. Am I correct? any way to get around it?

@Russell Brazil , North Laurel is not a bad area to invest if one is looking into high value, stable appreciation property, and low maintenance tenant. I own 2 in this particular area.

Hi Heather, I didn't know you reply my message until now. I guess you may want to use

Today, I successfully rent out my basement with the rental license and 1st-month rent in hand.  I actually don't have kitchen and laundry in the unit at all, because it's difficult to legally put kitchen with either gas or electric cooktop/range. However, I allow tenant to use electric burner, microwave, and small refrigerator with standard 120 volts. In this case, I don't need to ask an electrician to modify anything in my basement.  Of course, my rent is lower than the one with "kitchen", (but my rent includes all the utilities and internet). It is good in a sense, I less worry about fire safety and it saved me about $8000-10000 to add full equipped kitchen and laundry on site.

I have 1 bedroom in my basement, and for the entire basement, I have an independent entrance and a stair goes to upstairs. Inspector basically asked me take the door out of the bedroom so the "whole" basement is considered 1 big room with the above-mentioned 2 exists. 

Another suggestion from the inspector is to add smoke/carbon detector in the basement because I have gas water heater in the basement. Hope these help! How does your basement rental go?
