For savvy RE investors, I wonder if you have 50k what will you invest in montgomery county/Howard county? If you have 150k, what your investment will be? I am eager to learn from experienced investor, how will you invest your money in local market?

Thank you @Russell Brazil, you always give good insight. Does it also indicate that we will need to build certain level of portfolio (> x number of properties with good cash flow) to support the capex/repairs overall?

Dear All, 

If we are looking at specific property type such as townhouse at range of 150k to 400k, and SFH at range 250k to 500k in MD, DC, or VA. What is the CapEx number you would put in? is $200/month a reasonable estimation?

@ Brandon Turner's book : rental property investing. The general CapEx is estimated as $182/m similar to the estimation from @William S. , of course, it depends on the property condition suggested by several other members mentioned above.

@Paul Caputo sorry for the late reply. And, thank you again for such detail posting and provide such insight. I wonder what the upfront fee is to proceed with the accelerate depreciation, say for a 400k residental townhome/single family home.

Thank you so much @Paul Caputo Please allow me ask more question. Even we can accelerate the depreciation, when we sell the property, we will still need to pay the tax for higher capital gain as the case we use the traditional depreciation for 27.5 years, right?
