yes, Tim, you should totally get connected with the A2REI and pop into the Mastermind session. You can ask your question and people will be willing to share ideas. One idea is to partner with another investor to pool your resources. Yes, you can do this!

Hi Phillip,  Welcome!  I am an investor in Ypsi, and I spend my time walking my dog through areas I'm interested in!  I've got 2 rentals which are going nicely, and am working toward my 2nd flip.  I also attend the A2REI which is pretty active.  Feel free to PM me and we can connect about specifics.  

One suggestion: people probably have their keywords set to Ypsilanti (not Ypsi) and Ann Arbor (not A2), so your message might not be reaching the full intended audience.

I hear there is an awesome Real Estate Investing Club in the area.  That is a great way to network and learn.  I like getting to know an area by looking at everything for sale on the realtor websites, then marking a few, then driving there and walking the dog around the neighborhoods I'm interested in.  Good luck!

To answer your question, yes, I plan to purchase enough cash flowing rentals to get to my freedom number. But first I am flipping to generate capital to buy them with cash.

Best of luck to you!  You are starting early and planning ahead, so it's going to be great.  I agree with the advice that it's tempting to over-analyze everything which can lead to Analysis Paralysis.  At some point you have to jump in and place that first tenant.  Many of the podcasts are great about finding and working with good tenants.

If I had to start over, I would house-hack a duplex or triplex and expand from there.  We have 2 single family homes and are working on our second flip.

You can also hire a real estate agent who is a landlord him/herself to help you with the paperwork and even find and place tenants.  There is a fee for this, but it all but removes you from the process.

I LOVE the idea of house-hacking with a duplex or tri-plex.  If I had to start my career over again, I would definitely do that.  I hope it's awesome for you!

And, yes, getting involved with a local REI club is a good idea. I attend the one in Ann Arbor when I can.
