There are a handful of private lenders that attend the Ann Arbor Real Estate Investment club (www.A2reic.com), and a couple of traditional bankers as well.

You might consider thinking outside of the MLS box. Many of the properties on the MLS go very quickly and for above the asking price, making it hard to make a profit for flippers or even holders. I've been trying to develop relationships with active wholesalers in the area who are finding distressed situations and finding buyers outside of the traditional routes. I've met some wholesalers through BP and through the local real estate investment club. Good luck!

Welcome, Taylor!  I'm an investor not too far from you, in Ypsi.  We've got 2 single family rentals and are currently in the middle of our first flip, also in Ypsi.  I encourage you to take advantage of all that Bigger Pockets has to offer (podcasts, webinars, networking, forums).  You might also consider the local Real Estate Investment Club (A2REIC.com).  Perhaps we will meet there one Tuesday :)
