Glad to hear things are moving forward. In my area, it’s common for the sellers to use one title company and the buyers to use another. They communicate with each other behind the scenes. Not sure if this would be helpful or hurtful in your case. Next time, you could be proactive and call around beforehand to see which title companies have experience with Solo 401K. Good luck!

In my experience, vacant land can take a while to sell, much longer than a house. So, if time is of the essence, you might consider dropping the price (sounds like you may have already done this). You can also ask your agent to do some research as to time of year that vacant land tends to sell. In my area, we are having ice storms every week, and people are not thinking of buying wintery land at the moment.

I tend to agree that the title company and the SD401K custodian need to get on the same page. It's no fun to have to be the go-between, especially if it's your first time. Can you get them to work it out via a conference call?

I agree with @Brandon Krieg that the A2REIC is a good place to network face to face. I only go occasionally now, but I loved it when I was first starting out and found that the info is mostly for beginners. @Patrick Britton, I know one week is pretty short, but it is 9am - 5pm (or something like that) and most of the learning/training comes after you pass the test and sign on with a brokerage. I learn something new with every transaction - no joke!
You could put it on your calendar to check in with me once a month and update me with your plans/timeline.... That would be fine with me.
