Thanks for the mention, @Matt Brechting.  Yep, I do love Ypsilanti. Market values are rising as I write this. 

@Adam Leese, This duplex that you are considering does not meet the 1% rule.  And another duplex that was mentioned in A2, going for $255K, was just (2) 1-bedroom units.  Tough to rent that out for enough money to make a profit as well. MFHs in A2 are tricky because of how expensive they are.  My advice: keep looking.

Ypsilanti, Michigan is the place to be.  More affordable than our Ann Arbor neighbor.  More hip than nearby Saline, Canton, or Belleville.  Extensive work with autonomous vehicle research.  We have a university and a hospital.  The school district is improving greatly. Tons of opportunity for housing development.  Houses are selling for full price within days.  Strong rental market.

I think Ypsilanti is the place to be!  Houses are selling like hotcakes here. Prices are still semi-affordable (but not for long).  There is a need for housing development.  And we have flip opportunities and student housing.  I'm an investor and an agent here.  Please keep me in mind if you'd like to learn more!

They overlooked Ypsilanti, MI, where there is extensive work with autonomous vehicles.  By the way, if any developers are reading this, there is a great need for affordable housing (anything under $200K) in Washtenaw County.  So, please come and build here, and I will sell those homes for you!

Hello, and welcome! I'm an investor not too far away in Ypsilanti. I've got 3 SFH rentals (1 was a proper BRRRR), and I'm working on my 4th rehab (flip). I am learning so much with each project! New to my arsenal is my real estate license. I'm taking on retail and investor clients to help them buy and sell homes. I'm using the commissions to fund my own projects.
