You and me both.  I can recommend my handyman.  I'll PM you his info.  I also am looking for a contractor to do a medium job (drywall, drop ceiling, framing and installing an interior door, trim work, a couple light fixtures).

Driving for Dollars!  Simply drive around areas you'd like to invest in, note the addresses of homes that look vacant or in need of TLC, look up the owners' contact info, send them a letter offering to purchase their home for cash with a quick closing, negotiate a good price, get the property under sales agreement, then post the deal here in the marketplace to find a buyer, then close the deal with the end buyer holding title to the property, the seller is rid of the troublesome property, and you have made the wholesale fee.  Win-win-win.  Best wishes!

 I'm also in Ypsi and eager to see how this plays out as well.  Was there any talk of making this a 'green' project (zero energy), or anything along those lines?

Hi Christian, Congrats on your first property and your commitment to the industry! I would advise networking face to face at some of the local meet-ups. There you can build relationships, and see where you can add value for others. Mention that you are looking to partner on your next deal, and that you have several leads that you are checking out on Thursday (or whenever, but be specific). Usually there are a handful of hard money lenders, and also some private lenders who attend these groups. I, personally, am networking for a stable investor to use my modest SD-IRA for a respectable return.

Have you listened to the recent BP podcast about short-term (vacation/airbnb) rentals?  Doesn't really address your question about buy vs. sell, but it could give you some ideas about doubling the rent ($100 per night for 25 nights a month could give you $2500 per month).  Something to consider for sure.

@Kurt Hines Thanks for taking the time to hash out the details.  Yes, I'm downstate, but remember the polar vortexes (vorteces?) like they were yesterday!  Is there a brand or manufacturer that you recommend?

@Kurt Hines, do the mini-split units adequately heat your house in the winter?  I'm also in MI, and considering installing mini-splits to my latest rehab, because the boiler system is shot.  But I don't want people to be cold and curse me later!  What's been your experience in the winter?  Thank you!
