Quote from @Brandon Zachary:

Hey everyone, here's my quick intro: I live in Calabasas, CA and I'm moving to the PNW this summer. I sold my company two years ago and I'm looking for investment opportunities in the real estate space, specifically single-family houses. I have a lot more research to do before being comfortable with apartment buildings, duplexes, etc, but I'm exploring that as well.

if there's any must-have resource I should look into or consider please let me know.

thanks!

Hey Brandon, welcome to BP! It's very smart to start with a single-family house and go up from there.

Quote from @Dominic Petoral:

Hey BP community,

My partner and I have raised $25K in total capital for a down payment and are looking for an income-producing multifamily unit (duplex/triplex). We’d like to put 20-25% down, which means we are targeting properties in the $100K-$125K range. Our goal is to find a property in a stable, tenant-friendly market with minimal renovations needed, preferably one that already has tenants in place.

We are aiming for a cap rate of 8-10% and want to invest in an area where tenants are reliable, and the neighborhood is safe. We have been researching Binghamton, NY, but we have been noticing that it has an older tenant base and isn't experiencing much growth.

Does anyone have recommendations for markets that fit these criteria? Ideally, we're looking for:

-Affordable multifamily units (~$100K-$125K)

- Decent cap rates (8-10%)

- Stable rental demand with reliable tenants

- A safe neighborhood

- Limited renovations required

Any insights on secondary or tertiary markets that have these qualities? Would love to hear from anyone with experience investing in similar deals. Thanks in advance for your advice!

Hey Dominic,
Welcome to BP! I would suggest looking into parts of Ohio such as Dayton, Toledo, and Cleveland for affordability and cash flow.Once you choose the market I would start building your CORE 4 which consists of a great realtor, contractor, property manager, and attorney

Quote from @Britt Arlen:

Hi everyone! My name is Britt Arlen, I am a chef/business owner in the suburbs of Chicago (New Lenox). Started getting into real estate podcasts and the idea of becoming a real estate investor for the future but am not exactly what model would best fit me. I'm particularly reluctant on analyzing initial rehab costs as I think it would be smart to buy into a cheaper/slightly more run down property as a first. I'm open to any/all suggestions on areas to canvas for first time investor opportunities as well as any helpful starter info in general!  Excited to start this journey!

Hey Britt,

Welcome to BP! Great decision not to do rehabs when you start investing. Do you know where you want to start investing or when you would be looking to get started?

Post: Help Picking an OOS Market- My story below

Quote from @Shaylynn O'Leary:

I need help picking an OOS market. Let me tell you my back story. I live in Central Oregon where the median home price is approximately $725k. I have recently obtained a property off market that we’re flipping and wanting to reinvest most of the proceeds into an OOS market that is more affordable. We are not interested in owning rentals in Oregon, only flipping.

Our goal is to have a small but mighty portfolio, much like Chad Carson’s model he describes in his book and podcast. We want to use proceeds from our flips here in Central Oregon to acquire and eventually pay off properties in a more affordable market.

We prefer multifamily properties where we will do a mix of MTR & LTR, but also open to SF. The properties do not have to cash flow a significant amount (although I wouldn’t hate that) they just have to sustain themselves as we have three incomes between us and not looking to quit our W2’s to live off cash flow.

My problem: I’m having a hard time picking a market that meets my goals. Some markets I have considered are:

  • St. Louis, Mo
  • Kansas City, MO
  • Indianapolis, IN
  • Dayton, OH
  • Raleigh (area), NC

I would appreciate any insight and time anyone is willing to give. Thank you.

Dayton, OH is a great ltr area with pretty good cash-flow

Quote from @Michael Liggett:

Hi all! My name is Michael Liggett. I am an agent + investor based in Columbus, Ohio.

Real estate has been a part of my life since birth. My grandfather, along with his twin brother, were home builders who transitioned into building and managing a significant multi-family portfolio, which remains family managed to this day.

With my personal family background, as an agent I have largely engaged in the multifamily space working with legacy owners in the sale of their properties - from 6 unit, single building properties to 19+ unit, multi-building properties. Working in this space has provided me with keen insight into the special dynamics of legacy owners, including the exit paths that are most attractive to them.

If you are looking to sell or buy in the Central Ohio market, I’d love to put my skills, knowledge, and experience to work for you.

On top of being an agent, I am also an investor, as I believe in not only talking the talk but walking the walk. I am primarily focused on value-add/BRRRR properties. From my experience as an investor, I have first hand knowledge in developing scope of work, project management, contractor relations, and property management.

As an investor, I am looking to continue to scale my portfolio in both multifamily and single family. Additionally, I am seeking to break into flipping. In both investing endeavors, I am open to partnerships/joint ventures.

On top of buy & hold properties, I am also looking to step into the flipping space, as well as expand my knowledge on mid-term rentals (which is lacking in our Central Ohio market).

Welcome to BP Michael! It was great meeting you the other week
