Quote from @Scott Costello:

Really looking forward to guidance for next steps. After discussing with my we have agreed on what we think is the correct buy box for us. Now what I see is the next step would be select the market. This is where I seem to struggle. Totally open to out of state investing. I currently live in Winchester, Va region (BP doesn't have that as an option in the drop down) but open to investing in WV, PA, MD, and Ohio. Reading the books and listening to the podcasts makes it seem easy to identify the market. Looking to learn from experienced investors on how they track each market once identified, along with selecting the primary markets to invest in.

Any and all help is greatly appreciated!!

Hey Scott! I would say this is a great start how you know what markets you possibly want to start investing in. There is a decent amount of deals out there that you can find around $200k that can find you decent cash flow, etc!

Hey Tom, there are multiple areas in Columbus, Ohio that can give you decent cash-flow and are at solid price points. I have 4 doors that I own in Hungarian Village and Southern Orchards that give me decent cash-flow. I would love to show you more about those rental areas and see how I can help

Quote from @Abby Chapman:

Hi- does anyone know of a bank/lender licensed in Ohio that would allow for a 2nd home loan (10%) on a duplex? The one I’ve spoken to says 25% down and I’m looking for lower than that.

I have a couple of lenders that I can refer to you, that can help you out!

Quote from @Erik Bayersdorfer:

Hi,

I am someone who got lucky a few years ago with a real estate investment my wife encouraged me to go for.  It was such a big success that it would be idiotic for me to not continue with real estate investing.  So I am here on Bigger Pockets now and looking forward to learning a ton about this game.  I have a lot to learn and looking forward to being a member on this site.

Best,

EB

Hey Erik, welcome to BP! You will get many benefits if you start honing on what/where you're trying to do with your next investment.
