Just wondering if anyone here is investing north of the river? If so, what are your experiences like? Seems like there are some deals that would cash flow well but I’m assuming the appreciation would be minimal.

Yes, I wouldn’t have a problem visiting anywhere in that area. I was a south end kid. Grew up in shivery but closer to p.r.p. Had a lot of friends from Butler High that lived off the Berry Blvd. However, when I drive through that area now I see a lot of people potentially on drugs walking around. Even though it’s tempting. I think I’ll stay south of the watterson for now. I do agree that the beechmont and southern parkway area is a bit safer. Thank you everyone for your opinion.

Who has properties in the 40215 zip? Churchill Downs area? I have so far stayed south of the watterson expressway and that had been working good for me so far. The lower prices around the Berry Blvd Taylor Blvd are tempting though. Just wondering if you have a lot more headaches from that area to say p.r.p./Valley Station and if you do does the extra cash flow make it worth it?

Where are you getting 30 year fixed on investment properties? I’m in Louisville, Ky and it doesn’t seem like any bank wants to do 30 year fixed on rentals.
