Do you have a list of questions that you ask potential tenants over the phone when they call to ask about property? Pets? How many people? Etc

@Devin Gordon. You need to build a relationship with an attorney. If you have a closing attorney that you use for purchasing properties he may give you a copy of his for free. Mine did!

I’ve had a couple rooms painted and they looked pretty good. Left the grooves. You can still tell it’s paneling but it doesn’t look as dated.

So if Homes on the same street are selling for 195 why would you pay 175 if it needs 30-50 in repairs? I would pass on just that info alone.

How often does everyone inspect your properties? Do you replace the air filters monthly yourself or allow the tenants to do it. I was thinking this would be a good reason to access the property regularly. Then maybe have a more thorough inspection just periodically. That way you could make sure the place wasn’t totally trashed on a monthly basis. Then when you do the inspection you could actually checkout the entire house and even fix anything that you may see that’s needs attention before it becomes a bigger problem.

I do it and I do feel that it is appreciated. I have a tenant that makes wreaths and sells them at craft shows. She gave me one last year. It was a very nice looking wreath. We put it on our front door. I’m sure it varies from tenant to tenant but I do feel that some of them appreciate the gesture.

Please keep us informed. I am curious as well. I had an appraiser taking pictures of my house last week as a comparable property for a house someone else is buying. We just moved into this house earlier in the year. I’ve poured quite a bit of money into renovating this house and it’s Worth quite a bit more than what I paid for it back in March.
