Trying to get a very basic summary of pricing a None performing note for sale! Just a basic strategy. Its in connecticut with a high property value of 650k and 200k left as unpaid balance ! Everyone I ask says a different thing! Im just trying to understand how to price it and others in general. A simple formula. Thanks in Advance!!

Hi everyone! Im trying to understand selling Non Performing notes. How do you come up with the price? Just a quick calculation? Is it based on loan balance and Home value? If so what percentage can it be sold at. Lets just say its 100K loan balance and home value is 300K how do I price it to sell? Thanks for your help ahead of time!

Can Anyone direct me to a company or person that does all the closing title work etc. The title company I use doesn't do notes and cant recommend anyone. Also if I foreclose on a note do I have to auction it or can I just keep it. Oh and this is in California. Thanks everyone!!

Hey Craig thanks for the reply! For sure Ohio and we have great deals available for sure! Ohio is tricky but great! I actually moved here last year for 9 months to learn the market and establish a team and buy a bunch of deals! Its great! We also do other areas ohio/ All of California and I just bought a big house in texas to be my home base! Its central to all those states and a great market as well so we are involved in some deals there as well. I love virtual wholesaling thats how I started! The hard way but did it! I love virtual wholesaling and would love to teach and help others doing that!

Thanks Steven! Great question! I would for sure less studying and more action! Meet more investors and agents for sure! Some of my best investor friends/connections are agents! And still to this day move faster on deals and sending out info to buyers! Especially at first you are shy and slow but then you learn speed equals money! And once you get going change your game! Learn to grow! How about you? I love the question!
