Hey Frank, it sounds like you’re off to a solid start! When it comes to cash flow, I’d suggest focusing on emerging markets with strong rental demand, places with job growth, or schools are great spots to consider. Creative financing is a smart way to get ahead, especially with smaller deals. Partnerships can also help you grow quicker and share some of the risk. Don’t forget to check out off-market deals, they can give you better returns. Just be sure to run the numbers, rehab costs, rent potential, and appreciation are important factors.

 thanks!

i know there isnt a demand for houses here or are they? i want to buy a house and potentially use it to operate a RCFE.  Lets say the business fails and I still have the house?  what is the best way to exit if this were to happen?

Quote from @Isidro Rodriguez Jr:

Hello, I'm new here. I'm at a point in my life where I think I want to get into rental properties. I own a home in Southern California and have a HELOC. I've been looking at properties in Cleveland, Ohio and Memphis, TN. At the prices I'm looking at, I know the property will need some rehab. I'm thinking about the type of loan that will put the purchase and rehab together. My down payment will come from my heloc. Also the fact that I don't know the area is making it difficult. How do you guys decide when a property is good enough to invest in and keep as a long term rental?

gonna have to take a trip out that way and get familiar brother lets connect

Hi Erica, I live in CA have you considered Palm Springs area. City of Indio to be exact. We got the coachella festival that happens every year 2 weekends of April plus other golfing events etc. I helped other investors buy out here for STR. Happy to connect!

I'm playing with a similar concept up in Sacramento. We want to create an affordable SRO-style housing product with common facilities and meal plans included in monthly charges. Is your project geared more towards elderly / assisted living?

Hey Kevin, I’ve been looking into congregational living facilities too. It’s a really interesting niche with unique dynamics. I’d love to connect and hear about what you’ve found so far, and share a few insights from what I’ve seen in the market.

its an RCFE on steroids, key thing is you have to take care of your staff, your staff make the wheels run.  Once you have a solid team in place anything is possible to scale all the way up
