Welcome @Bryan Rap! It's certainly pricey here but there are opportunities to house hack. Check out @Ron Gallagher's posts describing how he did it. @Russell Brazil knows the market very well and helped me find a duplex (they're somewhat rare in the city) that I have under contract in NE DC.

Welcome to the community. My advice would be to do 3 things:

1. Look through the podcast archives for "newbie" or "first deal" episodes and start from there. 

2. Set up "keyword alerts" using words like "roanoke" "first deal" or other markets or strategies you're interested in. Once you educate yourself for a year, pick one strategy (ignore everything else) and stick with it until you get your first deal.

3. Start to get involved with some local real estate groups and look for a mentor who you can help in some way.

@Brandy Bruce to house hack in DC you won't be able to buy a duplex or small multifamily and rent the other units. The optimal strategy is to buy a 4-5 BR house on the outer edge of a great neighborhood with a basement.. and live in the basement while renting by the room to young professionals for $750-900/room. @Ron Gallagher does this and crushes it. Buying this kind of property requires more capital than you have available but you might be able to partner with someone.

Hi @Jennifer Rieke welcome to BP. Luckily tomorrow's podcast episode is ALL about the power of house hacking. It's a great way to start because you'll be working with a real estate agent who can guide you through the home buying process, rather than navigating the minefield of trying to find an off-market deal on your own.

Getting a bank loan might be tricky without a consistent source of income, but perhaps there's someone who trusts you enough to co-sign -- in effect guaranteeing the mortgage will be paid (parents?). Don't worry about your next step after house hacking -- just focus 100% on finding the house hack and make sure the rent covers the mortgage. You can also Airbnb your place if you're ever traveling for a little extra cash. Be sure to turn on keyword alerts for your area. Best of luck!
