when placing tenants during this time it is imperative to increase due diligence and also get more security deposit than one months rent.

I did 3 small placements in 2018 with PS and 2 of the 3 are in default (still). I am a private lender and if I had their success rating that I've experienced I would find a new profession. Don't gamble your money with them. There are better choices.

PA is a pay & stay state too. If tenant pays back rent; then you can't evict for that particular judgement.

Yes Rep Rothman is one of the good guys. He serves part of my district. Problem is we have a bad apple of a Governor so he'd probably squash the bill if it comes to him.

Brad, I own properties in that market. I don't believe the taxes are any higher just because its under homestead. $3K for taxes is pretty average price for an average sized home. If you want to discuss; let me know. kevin

Do a lease option. Not seller financing. They rent the house with the option to buy it after 1, 2 or 3 years. Get 5% down as the option fee. If they default they are tenants and can be evicted in 45 days in PA.

Its fairly easy. from the date you first file you can have possession on the 45th day.
