if you want to focus on rentals near colleges it would be better to look in Fort Collins or Greeley. Prices are much more affordable. SFR homes in boulder are also very high and hard to find. CSU and UNC would be the schools in that area. Let me know if you want additional assistance in Colorado. Prices here are continuing to rise and are estimated to increase about 7%.

Nice response Mike. Very Informative. Here in Colorado there are several hot rental neighborhoods. In Denver it is hard to find sub 100k properties to purchase for rentals. There are some houses in the 150's in Colorado Springs and you can find some high 100's or low 200's properties in Aurora. There are also some duplexes and triplexes available. Let me know if you have any other questions or would like to discuss some of the available properties.

Hi Sharon, There are several options available. I am a realtor and would advise the assistance to help with your purchase either way you do it. There are several properties that are discussed in private at some of the local Real Estate investor groups and some great properties on the MLS also. If you would like to have a conversation about your options, I would be more than happy to discuss some of the options out there.

Hi Jacob, It might be hard to find agents that will work on a per hour basis. The liability of being an agent in a deal is most likely not worth the effort of an hourly wage, unless the hourly wage got close to what the current commissions are. If you and other customers are able to do a portion of the deal it might work but if you select the right agent they will most likely help increase your profits on the sale and you will see how hard they work for you. I am sure we all have seen the difference in work ethic between an hourly employee or a business owner.
