Hi Terre,  your situation sounds like it has a lot a twists and turns to make it work. Are you working with a Realtor that can help you find the right situation.  There are amazing realtors on this site and they usually have a few great lenders that can help to handle your situation. Since as a buyer, in most cases, you don't pay the realtor you can get some great advice from the right realtor who can help you walk through your situation with their expertise.

Hi Katie, if they own it outright they could get a second on the home and you can use the money for the repairs. Then sell it on the MLS to make the most you can from Buyers.

If your family wants they can sell it to you for any price point since it is not an arm's length transaction. Then they can give you the money to repair it and take what they need to move on.  

Once it's done you can give them the rest of the money for the house and should be able to walk away with a good profit.

Hi Rosie, the Denver and Colorado springs area are different and there are some differences between properties south of Denver and North of Denver.  Price point can be a big determiner of what you can find out there. If you are looking for multi-unit, most of them are in older neighborhoods in Denver. Another thing to look at is Single family homes that are zoned as Two unit homes or row homes so you can easily transform them into dulpexes. 

The best thing is to focus on a Realtor in the Springs for your days out there and then focus in Denver for a specialist out there. I would not be able to tell a client much about the Colorado Springs market. I have helped several clients in the Denver area.

Hi Minar, Colorado is a great place and depending on how much you want to invest there are cash flow properties. They may not have a large cash flow but if you are committed to a long term investment, the appreciation should go up.

With 20% down and a 5% interest rate, you could cash flow about 400-500 dollars a month on this property.

HibKen, welcome to BP. Sounds like you have been successful in the insurance industry. There are some great duplexes and triplexes out there. Many of them are in older neighborhoods.  If you don't mind the neighborhood it is a great way to get started.
