I'd stand by them having to deliver. I would also require them to set up auto payment with an online system.

not a suggestion, or idea, but I use cozy.co for credit check / background check / online payments and their features have been expanding rapidly and I've been very pleased especially for a free program

We're talking about a rent increase at lease renewal correct?

I don't make things complicated, i provide three options:

  1. 1) 12-month renewal at XXXX/month
  2. 2) month-to-month at XXXX/month
  3. 3) vacate on or before the natural expiration of the existing lease

Just give them the options and let them pick

4. Recessed lights throughout the home (figured around 40 of them for a 1370 sq ft home with 4 bedrooms) 4" recessed. Where can I buy them for good price. 

5. Appliances, any coupons I can use.

If i buy new I always go with Goedekers. It is worth trying a used appliance store though, they can have great deals on quality appliances

To the OP, 

I had a something similar happen when a disabled vet I was leasing to was arrested on suspicion of DUI. Turns out he was not drunk, but had not been taking his insulin, and during medical evaluation was deemed unfit to support himself and placed into supervised care. 

I have a lease breaking cause, but the way I approached the situation with the tenant's fiduciary was that if they could help me in expediting the removal of his belongings and getting repairs made and paid for ASAP then I would likely be able to re-rent the place quickly. They really appreciated me going out of my way to help them, which in turn led to them helping me. I was able to turn the place within 3 weeks despite nearly $4k worth of damages

Thanks guys, I should have been clearer in my terminology. I am not thinking about itemizing these as repairs, rather filing as capital improvements to be factored into depreciation.

My concern was only with regards to the acceptability of delaying capital depreciation until 2016 when the expenses were incurred in 2015.

I'm in a bit of a unique situation that I'm sure others have been in, but is new to me:

I am under contract to close on a new rental property in early January 2016. The terms of my purchase contract stipulate that I am allowed access and permission to repaint the interior, as well as install a tile backsplash in the kitchen prior to close. 

This work, along with granite countertop installation (paid for by seller allowance) will be performed in December 2015.

Can I wait to itemize the improvement costs on my 2016 returns even though the receipts will be dated 2015?

Send a reminder, would have been better a week ago, but better late than never. If rent is due tomorrow provide instructions for immediate payment (check / money order) and remind of late payment fees in your lease
