Hey all,

I'm an investor and investor-agent born and raised in North Jersey, and have lived here my whole life. I'm starting to get the ball rolling on investing out of state in Tampa and would love to connect with other experienced investor-agents, contractors, lenders, brokers, and fellow like-minded individuals investing in the Tampa, St. Pete, and Clearwater metro areas.

Hi @NIcholas Hamel,

I've had clients, friends, and other investors I know all rent by the room in various areas of NJ. The specific legalities can vary from municipality to municipality, so it's definitely important to double-check the regulations in the hyperlocal area you are thinking of purchasing. Also, it's never a bad idea to run these things by your attorney during due diligience if you have a strong one on your team.


Generally speaking, I can't recall anyone I know ever having had an issue with it.

Hi @Joseph McGrath, sounds like you're on the right track! I also closed on my first deal within my first year after graduating undergrad, so your thoughts are in the right place.

As others above have mentioned, NJ is a competitive and high-price/high-tax market, so it's difficult to point you in the direction of specific areas or towns without knowing more about your criteria, budget, and investment goals.

Hi @Sahil Rohra, you are right that Northern NJ certainly has some great areas for buy-and-hold rentals, albeit at a higher price point as you mentioned. Without knowing your investment goals and the full context, it's hard to recommend specific areas for you.

@Manthan Patel Whether to use a property management company is truly a personal decision, so it comes down to you and how much you value your time, how much you want to be involved, etc. If you are leaning towards using a property manager or think you may at some point, just make sure you budget for that in your analysis so that your cash flow figures are taking that potential expense into account.

Since this would only be your first property, I don't think you need a professional hiring firm--it would probably be more beneficial for you to do the interviewing yourself to be sure that you set expectations properly, are aligned, and can work well together.
