Like everyone else has said, educate yourself and save! I am in this phase as well. Practice analyzing deals, use the calculators, browse the listings for your intended area everyday. Don't forget to reach out to investors in the area as well! Good luck and stay motivated!

You do not need to be disabled to use a 0% down VA loan. I'm a veteran myself looking at using this same strategy. Many active duty and non-disabled veterans use the 0% down benefit.

A great thread topic and I hope more share their stories! They say you have to learn from your mistakes. I say why even make those mistakes in the first place when you have a community that can share how to avoid them from their own personal experience?

@Dawn Brenengen what are some other sources you use to research your local and/or national RE data and trends besides word of mouth? Would really like to be able to start digging into the market data of the new city I just moved to.

You could ask an agent to pull some comps for you if you're having trouble. Did the other listing sites not have any recent sales for the area or were there just very few sales in that area all together?

With the current numbers, definitely does not look like a smart deal.

I recently just got out of the military and was set on going to college while diving into REI. Then I was offered a 6 figure job that I was eyeing before I even knew I would ultimately leave the military. I made the decision to accept the job because that money is going to help me substantially in RE. Record of steady income, able to save a lot of money to be able to move quick on deals, staying very connected with the military community (job works for the Navy).
