Post: Tenant wants to change term lease to month-to-month

If she paid until the end of June, I'd make the last day of June her move out/turn in keys/final walk through date. If she wants to move out sooner, give her back the cost of the unoccupied days of June. I would do this to keep things civil and just get her out peacefully. She seems like she'd be a horrible tenant who would try to take advantage of every little thing.

Is the buyer requesting only YOUR agent to lower their commission or lower the TOTAL commission? I'm a newb but to my understanding, seller pays the commission for BOTH agents right? ie. 5% total commission with 2.5 going to each agent. 

Correct me if I'm wrong, newb here.

I'm going to go with what others have said and put an offer in that will allow you to view the other unit and with contingencies that will allow you to back out.

I completely understand the seller's side of not wanting everybody and their mothers tire kicking and disturbing the tenant all day long. 

If you like what you see on the vacant side and are serious about the place, put in an offer with contingencies and a refundable EMD. What do you have to lose?

@JoQuisha McGraw, I agree with @Christian Bors on the fact that it is difficult. Especially in today's competitive market. I am a newb looking to purchase with as little down as possible. I am using a VA loan so technically I am putting $0 down but that's not the only cost associated with buying a property. You have to consider closing costs, inspections, appraisals, etc... Of course you could negotiate with the seller to have them cover some or most of it but again, considering today's competitive market, I would say it is highly unlikely you'll get it all covered/credited 100%. Therefor you will have to put some money down. Is it possible? I'm sure it is. Is it as easy as they say? I wouldn't say so.

What is your plan?

Good morning BP(1:47am here)! So I am looking at an SFR to potentially be my first property to house hack. There is a large pine tree (I think it's pine) right on the across the property line at the rear corner of the lot. It is very tall and has some thick branches. The tree is also leaning into my property of interest and is above the detached garage.

Of course a major concern is the potential for damages if a branch were to break off. The tree looks pretty strong and healthy but I am no tree expert. Another concern (more of a nuisance) is cleaning the yard from all of the pine needles. 

Would you guys consider this a red flag on the property? How should this detail affect my decision on purchasing the property?

Spoke to a random neighbor who has live in the area for about 60 years and he said previous owner has tried for years to get the neighbor to cut it down but won't and seems to pretty much come to the point of litigation if I wanted the tree down.

Said neighbor is a long time friend of the current owner who is a elderly retired vet and is actually the one keeping an eye on the property while it has been vacant.

I am/was in a similar situation as you. I have a paid off car and was thinking about selling it or buying a more fuel efficient car that could also double as an Uber if I needed/wanted to. 

I think you should sell it now while the value is stil there and get a cheaper fuel efficient vehicle that you could use as a side hustle if you wanted to.

@Marcus Gilbert alright so your situation might complicate things a little. Read Chapter 4 of the VA Loan Handbook (http://benefits.va.gov/warms/pam26_7.asp). Are you planning on going to school full time when you get out? If so, start the school application process now if you haven't. If you plan on getting a job instead, definitely start planning. I separated August of last year so the transition process is still pretty fresh for me. Reach out if you need any advice or help. It can be a very stressful time. @Ben Biggs can offer advice too. We went to boot camp together and also separated together. He is now a real estate agent in San Diego and has worked with lots of military members. 

Back onto the REI topic, I strongly suggest you save as much as possible right now and do lots of educating and networking. If you are able to receive BAH in July, get a cheap place to live that is below your BAH rate and pocket that extra money.

@Alex B. Welcome to BP! I am located in Oxnard as well and am looking to get into my first house hack soon. I moved here from San Diego about 9 months ago with the same plan as you (multi family). I quickly learned that a MFR is very hard to come by around here. My strategy now is to house hack an SFR.

There is a Ventura County REI meeting every 2nd Thursday of the month at Mimi's Cafe in Thousand Oaks from 630pm-830pm. Come check it out if you haven't already!

I love this thread! I am planning on house hacking a SFR soon and am starting to see how I should go about a lease agreement. Are there any major differences to consider in an agreement when renting out a room in an owner occupied home to a tenant vice a whole unit?
