@Dayna Amboy - Thanks for the input! East Lansing is much more enticing, but there are a few barriers of entry

@Daniel Callton - I'll need to do some personal digging to see if I'm in a position to pick up cash flows, or work on appreciation areas. Obviously everyone wants both, but they each have their benefits.

@Bob E. and @Gabe Lopez - I was looking at some MFH properties that have a couple 2BR and a 3br. Would you think that being in an attached unit affects the desire of a 2br?

I'm going to be in the area on 1/27 and would love to set up a group lunch of networking. PM me if anyone would be interested and I'll set it up.

I've done similar in the past. Generally FHA has lower rates, so the mortgage/interest and PMI almost counterweighs the refinanced mortgage and interest (almost). The biggest benefit is that you've got the ability to get another FHA loan, and cashing out if possible.

Another thought is to find a house that you can hack. What about a house that has a basement apartment that you can rent out to cover your mortgage. This will allow you save more to get you into an investment sooner than later.

There are plenty of houses that can be had for under 100k. While saving, use this time to research areas, and find great deals.

Hi there,

Starting my 2016 search for multifamily properties out of state. I have some friends that went to MSU, and have great things to say about East Lansing. I've done some research in the past, and obviously west of 127 is significantly cheaper to purchase. Some of the numbers look good, but I'd like to get the perspective of locals. 

- I don't expect the area to appreciate a ton in the next year or two, but how does everyone feel about Lansing vs. other parts of Michigan?

- Are there any areas that are a definite no go? What's a good area for rentals?

- Does anyone have recommendations for Property Managers? I'm looking to get a 3-4plex in the next couple months, and hopefully keep growing this year.

I'll be making a trip to Detroit/Lansing at the end of the month, and would love to buy lunch/coffee for anyone that wants to share some thoughts :).
