You are close. I have a once primary residence, now investment property that I'd like to cash out refi on. I'm also looking to purchase my new primary residence. It does need some work, so I'd like to roll at least some of the work into a loan if possible. I'll give you a call later today.

Hi there,

I've got two needs:

1. Conventional financing for a primary residence. It needs some work, so maybe a 203k or additional financing for construction loans would be nice.

2. I'd like to look into refi my current mortgage and pulling some cash out.

I've got some quotes on rates, but I'd love to shoot business to BP members if possible.

 Just like any commodity, you can't get emotionally attached to anything (keep that Diablo though!). There's a need for a particular type of car in Colorado, whereas other local states don't necessarily care for and vice versa. On a small scale, find a make and model that you know will do well here and you're comfortable learning about. Then start searching CL or Autotrader for that car, but I've found summer is generally better for this 'arbitrage' type of dealing.

Obviously once you have your dealer license, it becomes much easier. You'll have access to auctions and discounted freight.

@Mark Ferguson. Love what you've done/are doing. I'm a car junkie, and have been making some money in that game since college. I'm up to 2 rentals, and am about to pick up a 3rd ASAP. My goal is 2-3 more in 2016. 

Would you say that the growth is exponential at a certain point? IE: X number of rental properties/flips, X in free cash flow, etc?

Thanks for sharing! Denver's market never really 'burst' like Atlanta and some other areas. At the time, there's a HUGE migration of tech and other professional jobs, which I feel is attributing to the rise in prices, but I'm curious if it's going to cause a mini bubble. It's currently slowing, but they're still selling.

I, like you, am an aspiring RE investor. While my goals aren't quite as lofty (yet), I've got a couple of buy and hold properties now and am on the hunt for some minimally invasive flips. Good luck with your venture, I wish you well.

ps. your initial thoughts of Denver's properties are correct. It's is quite the market :)
