Interested in this topic as well. No idea where to start though? Is the idea to buy and hold on speculation or should you look to add value by developing a lot and running utilities ? What kind of profits are you seeing with land flipping?

Hey @Paul Schaefer, I'll echo everyone else who has posted a reply on welcoming you to BP. I just got on board back in July. I reside in California but just purchased my first investment property in Pittsburgh, PA a few months ago and I'm in the middle of the Rehab process of the BRRRR Strategy.
I did the same thing with reading the Ultimate Beginner's Guide and then some forum posts along with David Green's Long Distance Real Estate Investment Book and Rich Dad, Poor Dad. I'd say always be reading something at the pace you are comfortable with. Ask questions on BP and find other professionals in your area or the area you plan on investing and pick their brains. Start building relationships by reaching out and seeing who you are comfortable with. Start Analyzing deals ASAP. Then find one that makes sense for you and pull the trigger. I'm anxious to get my second deal going as I feel deal 1 and deal 2 are probably the most difficult.

I'm trying to better understand hard money lending. I reside in California but am currently investing in Pittsburgh, PA. I have one property already which I have financed conventionally that I plan to BRRRR once 6 months seasoning is complete. I'm looking at hard money lending as another vehicle to get started sooner. My first question is does your hard money lender need to be in the same market or state as your investment or can you secure a hard money loan anywhere to invest anywhere? Basically wondering if I need to be looking in Pittsburgh or if I can look locally here in Cali for a Pittsburgh investment? Also, for those with experience what is a good rate on a hard money loan?

@Christopher Davis I didn’t read every reply post on here so I may be repeating something but I am under contract on my first buy and hold in Pittsburgh....I’m from California and definitely had to be open to the long distance option to find any deals that would work for me. I’ve slowed down now that I found something but I was definitely analyzing multiple deals a day in different markets until I found something that worked. Remains to be seen if I can manage the rehab and have all my math hold up but I’m learning a ton in the process even if it’s just break even! Best of luck!

@Andrew Syrios Glaf I did inspection but I probably wouldn’t do the Radon again. The rest seemed worthwhile either for the sake of renegotiating purchase price or simply knowing problem issues to address.
