I am rehabbing a bungalow that's around 1200 sq ft. that is currently 2 bed and 2 baths. Was considering changing one of the baths back to a bedroom as it looks like it originally was.  Is there more value in a 3rd bedroom or a second bathroom ?  If went for the 3rd bedroom I would make the existing bath very nice and it would be large ( approx 100 sq ft or more).   What's your opinion ? And thanks.

Kathy Reissmann One thing you can do is divide your total profit by your hours involved. I figure my "hourly" rate on opportunities versus my business plan goals.

@Jonathan C. How do you find out how much equity someone has in their house ? Ask them after response to your letter ?

Bank owned. Put in a really low offer < 35% of listed price. Haggled. They dropped to 67% of list. I went for a little bit more....think I ticked them off with the last squeeze....didn't hear back today....we'll see what happens.

I vote for granite. I put in all of my places. It's worth it. Prices here are still too high though. It's one of my signature things to do...even in rentals.
