Hi Mel
In my opinion the PM group with the best reputation in Topeka is RMS. I have not personally used them as I currently self manage my properties. Jason Hill uses them and may be able to give more direct insight.

@David R - I Love It ! Although a Ravens, Browns, Bengals, or Patriots motif seems more appropriate for the toilet !!

It does have a basement to put a Pittsburgh toilet and I'm a Steelers fan so it may be destiny to install one of those also. ;)

Thanks for all of the replies and good idea on the half bath. I am flipping the house. Talked to a few realtors and they leaned toward the extra bedroom. May put the half bath under the stairs like I've seen in so many older homes (home was built about 1930).
