Congrats on become license! I was just curious about the steps you took to be license (or soon to be license) in two states. When IL has reciprocity with other states, what is the process to take advantage of this? Do they have study guides or classes for just the state portion?

You do not need a degree to invest. Some individuals have degrees because they did not go into real estate investing right away. Everyone will have their own story, but if you want to start investing in real estate than don't let having a degree or not stop you. Decide what your goals are and if you want to do this full time or part time. Someone who is doing this part time, may need a degree so they can be a competitive candidate for a 9-5 job. You do not even have to have higher than a HS diploma to be a real estate agent.

Look for properties when you are ready to actually purchase them. Listing agents will not even take offers without proof of funds or prequals. Also, things move pretty quickly in IL, so if you start looking for something now, you may become attached to a property that is no longer available when you are able to purchase it. After your offer is accepted, it usually takes 45-60 days for it to close.

Usually the seller will provide you with the lease agreement that was signed by the current tenant... however, in the case that does not happen, I have the tenants fill out a new lease agreement with the current rent they are paying. If I want to raise the rent, I do it the following year. If the seller did not provide an application either, I would have them fill out a tenant profile and copy their driver's license so I have all their data in case I need to reach them or evict them.

Have you checked out the tools on BP yet? At the top of the website there is a drop down called Tools where you will find excel sheets set up for flipping, rentals, BRRR, and wholesaling.
