I have one rental property for about half a year no  so I haven't had to deal with any move out procedures or getting a place "rent ready" since my house hack is a new build but how did you create your "move out instructions" and are you supposed to paint the whole inside every time a tenant moves out?

If you brought a bad deal because you brought on emotion, learn to take emotion out of the situation and research the numbers more to know what is a good deal and what isin't.

Look at the past sales(90 days) of the area that you are interested in buying.
Understand what is a good price per square foot and know what streets are good / bad.

The wealth in real estate are made when you buy and when you hold.
If you buy bad, it makes it a more difficult process.

 What's going on with the duplex?  Did you overpay or is it a tenant issue? 


I did overpay for the property, but not to where I am screwed if I where to move out right and get it full rented I will cash flow about 50 dollars per door so it is very slim margins

I listen to the podcast every day and I have read all of the BiggerPockets and I also bought a duplex that I am house hacking as my first house (it’s not a very good deal because I realized after that I bought with emotion mostly) but I was just like some advice on how to start my foundation so that I can start my farm area and start to analyzing

Two weeks is not that long of a period, depending on the area, that may be lower than the average days on market around there.

Have you considered section 8 housing, that will open up a new group of tenants and may be paying a bit more? 

If it's giving you a hard time to find a tenant you may be overpricing the unit.

I hope you get it rented soon. 


 Im not to fond on section 8 tenants what is that exactly?

I just purchased my first rental property and my first home as well witch means I am hoes hacking a duplex any ways its been 2 weeks since my agents company has been advertising the unit and we haven't gotten any serious inquiry's . What can I do to help them or how can I advertise it my self any advise I can get to get someone in the other unit would be great

Investment Info:

Small multi-family (2-4 units) buy & hold investment in Conroe.

Purchase price: $310,000
Cash invested: $2,000

First primary residence as a house hack

What made you interested in investing in this type of deal?

I wanted my first home as well has asset that will increase my net worth

How did you find this deal and how did you negotiate it?

I found it on the MLS and the builder did not budge on the price so we offered a little more than asking so that the builder could cover the closing costs

How did you finance this deal?

Traditional financing

How did you add value to the deal?

I haven't yet

What was the outcome?

Property hits all my numbers

Lessons learned? Challenges?

I learned always to have more than one financing plan. My loan feel through because I didn't have enough time in the army to use the VA loan and I was counting on it the whole time so since that feel through I hade to go the FHA rout witch increased my interest rate 1.3 percent and on top of that I now have to pay PMI and if I had been planning more than one loan in the begging I would have been prepared

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

I worked with an agent that I competed in a body building show with oddly enough and if you are around the Conroe tx market his name is Rodolfo Solis 936-444-9231
