I've done both, and I prefer long-term rentals.  WAY less day-to-day work, no utilities to pay, no furniture to buy.  Much less stress.  I would recommend not doing the rent-by-the room method, either.  Rent the whole place.  And make sure you screen the tenants!  You want good, steady income of at least 3x the monthly rent and good credit.  The screening will show you a lot about your prospective tenants.  Selling with owner financing or lease-options are also good ideas.

I keep my Sub-2's in my own name.

I find that if you buy Sub-2 and then sell on a lease-option, the tenant-buyers often improve the property.

I love the Sub-2 strategy, although I would rather keep these houses than sell them.

When I had a vacation rental, I changed all the beds to king size and saw an increase in bookings.  This also made it easy to change sheets, as all sheets were same size.  I recommend white sheets and all white bedspreads that can be bleached, too.  Just a couple of ideas.  Good luck!

I would definitely rent to two French college students whose parents agree to co-sign.  I’m so thankful for the Swiss landlords who rented to me when I was a college student in Switzerland.

Use one of your contingencies to get out of it.  Do not let them make you feel bad.  Deals fall through all the time.
