@Brad Johnson, my brother and his family live in Phoenix and when I went out to visit I couldn't believe how cheap properties are there. One of our good friends from high school is also out there as a realtor, so I feel like i have some help on the ground. I've been evaluating properties for about 2 months, trying to find an SFH with at least a $350 a month cashflow.

hey @Julie L. I tried to do an Oakland flip with 2 friends on a property that was a complete tear down, even the foundation needed to be redone, and the seller's rejected our offer of $420K.   Have been thinking of looking in more North Bay but not sure how far I have to go before houses become affordable.

Thanks guys, yes I'm already signed up for the monthly San Francisco meeting on 8/11.  Looking forward to meeting other like minded people.  I guess I'm drawn to the Phoenix market because of (1) price (2) my family lives there and (3) a good friend from high school is a local investor and realtor there.   I'm looking to buy something for under $170K for my first investment and my goal is cashflow of at least $400.

Hi there,

I'm a New Yorker who has made San Francisco my home for the past 14 years.  I have a brother in Phoenix, and have been studying the market there for a few months.  Was curious if there were any Bay Area folks out there who would like to get together and talk strategy.  I'm looking at Phoenix but am open to making connections, friends who have the same mind set as I do.

Hi everyone,  I'm trying to evaluating my first flip, but I'm getting confused trying to figure out what my monthly holding costs would be with a hard money loan.  Here are the details:  Cost of house is $450K, needs $150K in renovations.  Closing costs 10K.  Hard money lender will give us only 60%, at 12%.  For a hard money loan does that mean I need to calculate the interest only on the mortgage ($242,000 since we'd put $178,000 down)?  What am I missing?
