That seems really overpriced for a 4 plex in Phoenix.   Low rents too.  My duplex was $99k (i bought in October) and each unit rents for $500.  Other 4 plexes I've been looking at range from $110K (needing work) to $180K

Hi all,

About to purchase my 2nd investment property in Phoenix and this time it looks like I'll need hard money as it needs quite a lot of renovation.  Does anyone have any lenders out there they recommend?

Are you doing conventional financing?  If you are you need to factor in 25% down for multi family.

Can anyone recommend any good insurance folks in Phoenix?  Property is a duplex, under $100K in the Phoenix area.  I'm looking for homeowners / rental dwelling.  The property is 100% rented.

Hi,

I just bought a multi family in Phoenix.  I'm out of state, but fly down frequently as I have family in the area.  The property I just purchased needs some minor repairs (some dry wall in bathroom & ceiling need to be replaced, leaky faucets, proper mounting of A/C units, installation of smoke alarms, missing circuit breakers)

My plan would be to fly down to meet the contractors, get quotes and then come back at the end to inspect the work.  If anyone has anyone they've worked with and can recommend please send them my way.

Hey Matt, I'm flying out to see the area, meet with local investors & contractors and then I'm having my realtor (who's an investor) visit the properties I like on the MLS. I've never used crowdfunding sites, I should check them out..

Hi all,

Has anyone worked with USREEB (US Real Equity Builder) or JK Rodricks from Kansas City Investment Real Estate?  I live in California but have an account in Kansas City and have been reviewing the list of properties in KC.  I wouldn't move forward here though without a turnkey as I just don't know the area.  Planning on flying out and meeting these folks but wanted to know if anyone worked with these guys before or had recommendations.

@Julie L. we offered all cash, $420K for a house that needed to be teared down completely.  even the foundation was shot and it was rejected.  We went through the place with our contractors and the estimate to rehab was $150K minimum.  Felt it was too risky to offer more since this would be my first major renovation, and we weren't convinced we could sell it for that much of a profit.
