If I have someone moving in on the 10,15, 25th, I still collect the first full months rent, then I prorate the second month. I think this process helps pay your bills right away and make sense with most renters

Go ahead and work on getting a tenant now, that way the leases will be spread apart as you get each unit completed.

We still have tenants renting and moving in December.

I agree with @michelefisher

Get as much as you can now, and try and work with them. Sounds like they already have been approved for the next place, and no one will be calling you for the reference

in Florida we must give a 7 day notice with opportunity to cure for non-compliance on an unauthorized tenant. Then after 7 days has expired and the unauthorized person is still residing in the property, you can then send a 7 day notice without opportunity to cure. After that expires, you can file for eviction. 

Please notate everything with pictures, times, dates etc... she sounds like a Professional Renter!!!

Check the statutes for your state as to your process

Did the kids have a key thing the property, or did you give them access? Really no one should go into the property if, and until you know who is the estate etc... 

I have had other kids, brothers, exwife etc.... come back after the fact and ask "where is everything "! Until I see those legal documents nobody gets anything.

If you were left to clean up, I would charge the property estate. 

Please check with an real estate/landlord attorney to address the time frame to make a claim.

dpersonally I don't like tenants doing most of the work around the house. I prefer that it be done by a licensed and insured contractor. I prefer that the tenant not get hurt and sue me.

The rent usually  would be abated for the time the tenant could not occupy the home, and typically if they have given written notice for the repairs and the landlord did not make the repairs in a timely fashion, then the tenant should put rent with the court registry. Please check the state statutes for further clarification

The way that I see it, is that the notice will be for the end of the month, and a full months rent is due even though "they " decided to give their notice 45 days in advance
