So, I am only talking the average numbers.  We did one deal.  We owned it for 10 days, we made $125k - direct mail deal that we would never have done with PPC.  And the seller called us up 2 years later and sold us another house.

And the majority of our deals we buy from OLD people, who don't know what email is, let alone google or facebook, so how do I find those folks using PPC and Facebook.

And with PPC, they call ALL the ads and I have to compete.  With DMM, I am often the only person they call and they, gasp, take my offer - I have no one else to beat out.

And if it's a holiday weekend and we don't call back in 5 minutes if they leave a message, they are ok, they don't have 10 other people to call who will jump all over it before I even see that they are interested.

I need a good mix of both in my book.

But DMM sellers are a lot easier to work with, a lot less competition and I don't have to work through a ton of leads that don't fit my criteria.

@Jerryll Noorden so you dont like direct mail?

Now Im only trying to do a few qualitly deals a year. But DMM generates about 5 to 8 deals for me on average with profits from 10k to 20k right now, was 40 to 60k a few years ago.

Spend about about 600 or less on average per month building the list and getting it out. And yhe peole who call are all houses I would buy.

Speny way more on PPC and Facebook in the last year, working with a top PPC expert and we did generate a lot of leads, about 5 percent that fit my criteria, for some reason I could not stop the wholesalers and crap hood leads from seeing my ads. Cost was about 2000 a month.

SEO is my favotie and mostly free other than the cost of the website and time writing or editing articles.

All my deals come from one of the 3. And on average all generate about the same number of deals. But you do need to do all 3 correctly, target, and follow up.

@Aaron H. MAREI thr reia baded in kc had gone virtual for a while, join us to network.

For those values you will find some in Johnson County Kansas. Olathe, Shawnee, Overland Park, Roeland Park, Merriam. But limited.

Go north of the River to Gladstone, Riverside, Parkville or easy, Grandview, Raytown, Independence.

Areas where houses are al over 100k and the schools are good will serve you wrll.
