@Seth Teel thanks for the info. I was not aware of the higher fees. Sounds like Independence may be a better choice. I definitely have more homework to do.

I have not worked with her yet but I have been referred numerous times to Escrow Officer, Angela Marrero with Providence Title (on Sonterra Boulevard) by local agents and investors. I briefly spoke with her a few days ago and she was real familiar with assignments and double closings. I was told they handle these kinds of transactions all the time. I plan to work with her on future deals.

@Ned Carey that's awesome. Thanks for sharing. I love hearing success stories from other investors. What kind of mailer do you prefer for this niche? I'm currently using a mix of handwritten letters and postcards.

Hello,

For those of you marketing to owners with delinquent property taxes, have you had any success? I realize direct mail is a numbers game and consistency is key. I recently began my mailer campaigns and would love to hear your experience with mailing to this niche.

I know the feeling. We just had the appliances stolen out of our last flip. The thieves kicked in the back door and stole the stove, dishwasher, and a few other items we use when staging our properties.

We have now invested in a wireless security system from SimpliSafe. The system is pretty simple to install and can be moved from house to house, so far its working well for us.

Just wanted to say hello. My name is Alan. I've been into real estate for about 10 years, but new to this site. I cant believe the amount of info/knowledge on the forums. I wish I came across BP sooner. I've been a licensed agent since I was 18. My father and I bought and rehabbed our first property back in 08. We have been hooked ever since. We just completed our 9th rehab a few weeks ago and already have a buyer for it! We're looking to network with like minded investors/agents here in SA.
