Christian Beltran Awesome attorney -- Eddie Bowling and Associates, LLC. I switched to him after several years of using different attorneys. Highly efficient and will explain it to you as if you were a baby if you require that. He just moved from Kennesaw to Acworth. 4549 Lemon Street, Acworth

Drew Eldridge What a phenomenal and uplifting story. Tell him to keep up the good work. And you and your wife deserve credit also.

Nadav Akselrad I use the Marvon Williams agency (AMFAM). They have been great and efficient. 7706273493. Ask for Jada. Husband and wife team. They write all of our policies. You can say I referred you. They seem to be competitive but my properties are mostly in Cobb County.

Ed Perez I like vinyl planks but not glue down. Floating floor is best.
Post: Any REAL recourse when a property doesn't close on time?

I am selling a property to a buy and hold investor and accepted a reduced price for a "time is of the essence" quick closing. I just learned that we won't close on the stated date because the purchasing agent didn't get the contract and escrow to their attorney for 6 days after we went binding. So, the title is not back in time to close. There will be a couple of days delay.
My question is do I have any real recourse? Should I complain to the agent's broker? It is literally the only reason we cannot close. I was also using the funds to close another deal and now don't have those funds available. I can still close the other deal so it's more of an irritant but as I stated, I accepted less for a quick close.
What would you do?

Allende Hernandez What kind of feedback are you getting? If you've had multiple showings but no offer, your price is probably too high.

@Yoni R. Also if you think it's a good deal and can support it, come in strong AND go some amount over list in your first offer to avoid the H&B crap which I totally hate.

Oh and a very quick close. Make sure you have a fast attorney who can pull title and close quickly.

Sometimes it takes large escrow ($10,000), no inspection (take your contractor with you when you see the house), putting the offer in with the listing agent so that they get both sides of the commission.

I'm in the exact same situation right now. Accepted the cash offer, no appraisal contingency. Close in 14 days. Will net about 3k less but cash is king and allows me to quickly move on to the next.
