@Parker Stiles that's a nice one too. Yeah I didn't think my numbers were that off. Didn't know about the zillow issue until Jorge and others brought it to my attention and it is on the MLS. So, I will just sit tight. Not used to this. Mine always go quickly. I would always love to co deal. I'm working on two others in East Cobb right now but will probably be ready again in a couple of months.

@Dave K. Yes Sellect but they are a transitional broker so not on their website but is on the MLS.
We may just have to lower the price but there is a 4/2.5 pending at 330k and a sale for 315k. Kind of crazy.

Thanks guys. You are all answering questions that I am not asking. Appreciate your answers but I am not and do not want to assign the contract. Seller won't wait and I am buying the house. A new mortgage can take 30-45 days and the seller won't wait that long. I also wouldn't want her to wait because we've established a relationship and have a contract. I wouldn't want to go back now and start having her do things that she wouldn't understand anyway. Further, it wasn't my agreement with her. I can buy the house and have full intentions on doing so. My question had more to do with knowing whether there were banks or brokers who dealt with properties that don't have the seasoning.

@Jared Franklin yes I do know that. They are going conventional. However I'm starting to think that they may not even be a conventional lender that does this type a deal either.

@Jared Franklin Thanks for your input. The seller wants to close May 1 and I am able to do so. I am not a wholesaler and this situation just came up because it's a good deal even for the family member. There's also no need to get the seller involved because whether the family member buys the home or not, I will renovate and flip it.

Can anyone assist with mortgage bankers or brokers in GA who can loan on a property that has not been seasoned at all. Here is the situation: I am purchasing a property on May 1 that I had every intention on flipping. Good numbers, great school district, East Cobb, GA. Highly desirable. Now, a family member saw the property and wants to buy it from me at a premium (I am of course getting it under value). We are doing a purchase sale contract for May 1. I am not doing any work on the property -- essentially just wholesaling what I've purchased. The home is in good, livable condition, just not updated. The price that the family member is paying is still under value. The family member needs to get a mortgage though. Good credit, income, etc. The problem is the seasoning. Also, I can't seller finance because I am paying cash and need my money out.
Any ideas, suggestions on getting this deal done?
