@Ned J. You couldn’t be more correct. After careful consideration of everyone’s input (which you all took time out of your day to do) I decided to go with the $15 credit in arrears and moving forward and worry about “fixing” it permanently later when I don’t renew her lease. Guess what Ned? She wouldn’t take it. Told me her attorney needs to review it as we are stealing electricity from her mother and so the house tenant and we ourselves are liable. WTF? She insists that all she’s wanted is for us to make the house tenant stop using the bulb and washer dryer. I don’t think that fair to the house tenant; she rents those areas. It’s not her fault this is happening. Also, she told me she can’t give me the bills because her attorney hasn’t decided if we can have her mother’s personal information. I asked a month ago. Slow attorney I guess. The daughter rented the place for the mother but it seems there’s something she doesn’t want us to know. Either something about the bill or the mom or just wants to sue us. The daughter passed the screening with flying colors but I didn’t screen the actual mother as she’s not paying the bills and the lease is in the daughter’s name. DUMB DUMB DUMB I know now. This is ridiculous I’ve never encountered anything like it.

@Anthony Rosa St Pete has weird properties. It's one of the oldest cities in FL so a laundry with attached studio out back is very common rather than laundry in the main home. That's the situation here but I rent the house with the garage/laundry because they pay significantly more and expect the amenities of a SFH. Renting the studio with a washer dryer and the garage dissuades people from renting the home.

@Caleb Heimsoth yes. Threatening me with an attorney, been verbally abusive to the other tenant on the property claiming she’s elderly (she’s only 65 that is not elderly) and can’t stand to listen to her dogs barking or people she has over because she’s old. You get the point. My first choice is to get rid of her because you’re all right about the fact that this won’t be the end of her issues. I’ve explained to her daughter, who rents the place for her (I can see why she wanted her to move out), that she’s simply not happy there I think it’s best you find other accommodations where she’s no where near other tenants. The daughter doesn’t want to “start over” finding another place. What I bet she really doesn’t want her mom moving back in!
