I need to quickly and cheaply repaint the exterior of a duplex. Have the labor, just looking for a decent paint I can pick up from Lowes or Home Depot, etc. Also, color suggestions welcome. It's currently white, which is a no go (shows too much mold down here in Florida). We had horrible tenants we had to evict that called code enforcement hoping they could stay (even though they weren't paying). She's very picky and is complaining about the property having peeling paint and won't let it go. Thank you!

Hello all! Question for you: my accountant says I'm entitled to about $7,000 back on my tax return based on depreciation, expenses, etc. on my three properties (one my own home purchased in 2011 and the other two rentals purchased in 2013). However, she says this will lower my income on my tax return significantly below what I actually make in my "normal" job as a teacher. I'm not sure if banks will look at my actual income from my job, or follow the income that will appear if I take the deductions. I'm afraid I won't be able to get any more loans if I take the deductions. Any advice?

It's a duplex and one of the tenants moved out. This remaining tenant complained about the problem to me and it showed up in the inspection when we bought the property, so I know it's true. Haven't had the property long enough to know if she's a good tenant. She pays on time but is a bit of a complainer so far.

Hi all; I've been lurking for awhile and need to work on my profile for posting, but I need a fairly quick response to my question. I have a rental in Florida that needs tenting for termites. It is tenant occupied. I know I'll have to refund the two days rent to her for the time the building is tented, but do I have to pay for anything beyond that, such as her hotel? Thanks for any guidance!
