I’ve never been faced with this situation (been doing this eight years) and have a lease written by Florida attorneys specifically for our state. The paper she signed and even the lease itself simply states “security deposit”. Talk about lesson learned. Thanks for all your comments. To me, nonrefundable indicates the tenant never gets it back (like the nonrefundable pet fee I have) so I can see why it’s written that way. It’s technically not nonrefundable.

Hello BP members. I collected a $1125 deposit for a single family home to hold a house for a prospective tenant. It’s been a month since she applied and a few weeks since I got the deposit. Her move-in date kept getting pushed out (it’s a couple weeks late at this point). Would you refund the entire deposit or how do I handle this? Thanks in advance!

I recently purchased a SFH that has a washer hookup but no dryer hookup. The homeowner was using a clothes line to dry her garments. Does a dryer always need a 220 outlet? Even the units that are all-in-one? Appreciate any guidance!

@Ned J. I’ve done all of the above except the contact my lawyer part. My other tenant just renewed her lease for another year even with an increase. She balances out this witch I’m dealing with. I refuse to speak with her via phone and only talk to her through text messages so it’s documented to the T.

@Theresa Harris I totally agree that’s what she’s doing. The electric company will not give me her bills I tried. She’s got 7 months of apparent hell for me left.
