If you are an investor, and you are going to invest, then you never take a bad deal, you find the right deal.  Negative CF extends the years before you get a return, it never makes sense to take that risk.

I also look for diversity.  I am pretty vested in Web3, mainly bringing blockchain to manufacturing, there is a huge opportunity in data collection, COA, and analysis in Web3.  I love to chase new tech and apply it where it fits.

I am also watching the Web3/real estate link as the space grows.

like most above, I say keep it simple. We use Ecobee just tt simplify a few things on our STR's that I am near enough to that I stop in if something is wrong, I added moisture and temp range alarms as well as occupancy alarms to the unit, it also allows me to turn heat up or down remote. All of our OOS units have standard controls, the tech is fun only when it works, if you add a cost to the time convenance costs you it would open your eyes!!!

So 7 years ago I had a similar dilemma, and decided on 15yr without early payment.  I have learned a lot since then but it still isnt a clear answer.  Some of the people here, who are much smarter than me will say I should have done 30yr and put that extra cash in more properties, which would give me more equity under control.  But, I did 15 yr for the exact reason you mentioned, I wanted that one paid off home and have more leverage buying additional.  We have now reached that point and have begun scaling.  Did I leave money on the table? Yes.  Did I sleep well at night knowing I always had escape equity if things went bad? Also yes.  What would I do if I knew what I know now?  I would have done 30yr fixed and bought more properties lol.  So this is a perfectly clear WTF for you to ponder.  Good luck, you have a good foundation no matter which route you take.

We have foam as well, and we usually buy the semi-firm, seems to be the most popular from our end.

I am an avid crypto investor since 2017 myself. Cold wallets are the only way to go from here.  In addition, focus on the true decentralized side.  Bitcoin is a strong long play, ETH probably as well, I have a large position in both.  Bitcoin and blockchain have a bright future.  The current atmosphere is tough and more will fall, we just need to avoid as best we can.  

Having said that, the FTX disaster will cost everyone who had assets there, no chance of a return.  I believe there is a much deeper fraud than we have seen and this is the tip of the iceberg. SBF is in no way a good person and he played the "game" and now will pay dearly.

House hack, house hack, house hack, then do it again!!  Pretend you are 18 and use one of the best tools out there, in my opinion, the wonderful house hack.  Buy, rent rooms, improve property and keep doing it.  You will be surprised what 3 years do for you, at which time you can change course, 1031 to a larger multi, etc...

Great info I will pass this on to him.  I have been pushing him to join us here.

I am not sure of this exact address but he did say he is in the prohibited area, so im guessing near the old part.

My worry is the whole area will react to this and affect our property in Fletcher.  I can go LTR as we have had it for some time but prefer to have the choice.
